
SRA Ventures is pleased to announce the successful acquisition of a purpose-built KFC drive-through restaurant located at Westway Retail Park in Arbroath. This latest investment adds another high-performing commercial asset to our growing national portfolio and reinforces our strategy of acquiring long-income, tenant-secure properties in strong retail and roadside locations.
The unit is strategically positioned within Westway Retail Park, one of Arbroath’s busiest retail destinations. This established park benefits from excellent visibility and access, drawing consistent footfall and vehicle traffic. The surrounding tenant mix includes major national retailers and food operators, creating a well-balanced, high-traffic commercial environment that supports consistent customer engagement.
The asset itself is a modern, standalone drive-through restaurant, constructed to a high specification and designed to meet the operational needs of one of the world’s most recognisable fast-food brands. The property includes dedicated customer parking, high-quality branding, and full accessibility features. Its layout and configuration are optimised for throughput and efficiency, making it a valuable operational site for its current occupier.
The drive-through is currently leased to Clokken Limited, with a full corporate guarantee from Kentucky Fried Chicken (Great Britain) Limited. KFC is a globally recognised name and one of the top-performing food chains in the UK, with a net worth in excess of £330 million. The lease agreement runs through to 2041, providing over 15 years of unbroken income. Importantly, there are no break clauses in the lease, ensuring long-term security of tenure.
The investment offers a net initial yield of 7.7 percent, supported by fixed rental increases every five years. This structured uplift arrangement not only ensures predictable income growth but also provides a natural inflation hedge over the duration of the lease. Such terms make this asset particularly well-aligned with SRA Ventures’ investment objectives: stable, long-term returns backed by strong covenants and strategic real estate positioning.
