The story behind the acquisition and why it made perfect strategic sense: In March 2025, SRA Ventures completed the acquisition of BOXXS Self-Store. This move forms part of a broader strategy to expand into operational real estate across Scotland. Here are our reasons and thought process behind the acquisition.
1. We Were Already the Landlord
SRA Ventures was already the landlord for the BOXXS Self Store site, and BOXXS rented the land from us to operate its business. Along with associated group companies, we are the majority owners of Mill Road Industrial Estate in Linlithgow, which gives us an in-depth understanding of the estate, the local market, and opportunities for future growth.
2. The Business Was Going to Be Sold
We knew that BOXXS Self Store was being quietly marketed for sale, as several potential purchasers had approached us to discuss assigning the lease if their acquisitions were successful.
As long-term stakeholders in the estate, it made strategic sense to acquire the business ourselves. This would secure control over a key part of the estate’s future and protect our investment.
3. We Had Development Plans Next Door
SRA Ventures had planned to develop adjacent land into hybrid business units, offering modern workspace solutions for trades, SMEs, and growing businesses.
Bringing BOXXS under our ownership allowed for better integration across the wider Mill Road Industrial Estate, enhancing long-term estate value and delivering a more cohesive strategy for future development.

4. Expanding Our Operational Real Estate Portfolio
The acquisition aligns with our broader group strategy to expand into operational real estate.
Moving beyond traditional property investment into actively managed businesses linked to property assets.
This strategy also complements our recent acquisition of the former Alloa Police Station. We have submitted a planning application to create a new self-storage facility, further strengthening our presence in the Clackmannanshire market.
5. The Strategic Fit Was Clear
The acquisition of BOXXS represented a natural strategic fit for SRA Ventures:

- Upgraded and expanded 24/7 HD CCTV coverage
- Cyclical replacement of the existing containers with brand-new, clean, windproof, watertight one-trip containers
- Introduction of a fully digital onboarding and online booking system
- 24/7 drive-up access with flexible rolling contracts for customers
Mill Road Industrial Estate already benefits from estate-wide Automatic Number Plate Recognition (ANPR) monitoring, which provides a strong foundation for customer security—an essential part of our offering at BOXXS.
