Plans Lodged to Transform Derelict Perth Factory into Scotland’s First Modular Self-Storage Park

8 August 2025 – SRA Ventures has submitted proposals to Perth & Kinross Council to redevelop the long-abandoned former ABP meat-processing plant on Strathtay Road into Scotland’s first purpose-built, design-led modular self-storage park.

The pre-application enquiry outlines plans to demolish the unsafe 1960s building and replace it with a clean, low-impact development offering 116 drive-up modular units, delivered in phases.


A Safer, Smarter Use for the Site

A recent survey by chartered surveyors Graham + Sibbald found the structure in “advanced structural failure”, with collapsed roof sections, severe water damage, and the likely presence of asbestos and RAAC. The building has been vacant for over a decade and deemed beyond economic repair.

Previous redevelopment attempts — for retail, light industrial use, and a drive-through restaurant — were rejected due to traffic and compatibility concerns.


Quiet, Secure, and Community-Friendly

SRA Ventures’ latest proposal uses Stronghold™ modular storage units, custom-built for visually sensitive settings with insulated flat-panel exteriors, concealed fixings, and a flush roof profile. The aerogel insulation, originally developed for NASA, ensures stable conditions without heating or ventilation.

Access will be fully automated via smartphone, with no permanent on-site staff and 24/7 monitored CCTV.

“This is a smart solution to a long-running problem,” said Susana Garcia, Chief Operating Officer at SRA Ventures. “The building has become unsafe, but previous proposals just didn’t work for the location. We’re offering something quiet, secure, and genuinely useful, without disruption.”

SRA Ventures Ltd is owned by Scottish entrepreneur Shaf Rasul, known for his role as an online Dragon on Dragons’ Den. As part of the E-net Group, the firm manages a diverse commercial property portfolio across Scotland.

The project is supported by Perth Storage Units — a dedicated community information hub for the redevelopment.


Next Steps

Subject to planning consent, demolition could begin later this year, with the first units opening in early 2026.
