Something unexpected is arriving in Linlithgow. And it’s not another retail park.
Scotland’s most elusive street artist is turning heads at Mill Road Industrial Estate this summer. For one day only, the containers at BOXXS Self Storage will be transformed into full-scale canvases by The Rebel Bear—an anonymous, culturally subversive figure best known for viral public murals and a spray can wielded in a pink bear suit.
It’s a bold, original exhibition that blurs the line between gritty industry and public art. And it’s happening right here, at West Lothian’s premier industrial location.
A new kind of tenant
BOXXS Self Storage has always brought a fresh edge to the estate. Its smart branding, drive-up access, and seamless digital experience have already helped position it as one of the most visible operators in Scotland’s self-storage sector. But now, the team is doing something few storage sites have dared to try: opening the gates to an art installation.
The result is a partnership between business and culture that’s caught the attention of local press, national media, and the wider self-storage industry. The scale of the murals alone—painted directly onto repainted blue units using custom stencils—is a statement. But the real impact is what they represent: the belief that industrial estates can do more than provide space. They can make space.
Free, public, and right on our doorstep
The exhibition runs for one day only—Sunday, July 6th, from 11 a.m. to 4 p.m.—and is entirely free to visit. During the day, 500 ice cream cones will be handed out, and there will be plenty of room for locals, families, and curious visitors to explore the artworks in situ.
Some murals will remain on-site afterwards as permanent additions, while others will move to a forthcoming BOXXS location, further embedding creativity into the estate’s footprint.
Why it matters to SRA Ventures
As owners of Mill Road Industrial Estate, we’re proud to support initiatives that expand the purpose of commercial property. This event aligns with our belief that strategic, well-managed industrial space can be practical and progressive. Whether through investment in modular units, upgraded infrastructure, or bold collaborations like this, our focus remains on future-proofing the estate and serving the broader West Lothian economy.
